Bellrock Property and Facilities Management Limited is part of the Bellrock Group. Within the Consulting division of the Group, Real Estate is the UK’s leading service charge consultancy in the retail, leisure, office and industrial sectors.
This position is linked to either the Bedford or Leicester office, which are home to experienced teams undertaking service charge consultancy on behalf of occupiers principally within the retail and leisure space. The client base is predominantly blue-chip, advising many of the UK’s leading retailers and leisure companies.

This “hands on” role requires the successful applicant to be directly involved in the administration and management of a substantial service charge portfolio for at least one of our blue-chip clients.
This will involve working on our bespoke in-house database, InsightRE™, using their skills to analyse and evaluate financial information, lease documents, identifying issues and negotiating settlements with landlords and/or their agents.

To have Ideally having some experience of the world of commercial service charges, the successful candidate is likely to have already gained some knowledge in this specialist and highly contentious sector, preferably from an occupier’s perspective. They will therefore already have some experience of communicating directly with landlords and their managing agents, plus must similarly have an awareness of how to appropriately deal with clients, solicitors as well as a range of technical experts.
Keen to learn, the successful individual will at least have a basic understanding of the pertinent lease or other contractual terms and be similarly keen to acquire the skills to forensically analyse any service charge budgets, reconciliations or other relevant information to draw out the pertinent issues. The successful applicant will be able to clearly communicate the issues effectively and appropriately, with a view to minimising our clients’ liabilities and maximising the savings opportunities.
The successful candidate will therefore already possess a:
- Basic level of commercial awareness, with strong communication and negotiation skills
- Keen eye for detail, with an analytical and inquisitive mind
- Flexible approach and the ability to work to deadlines
- High level of numeracy and literacy
- Good computer literacy (with a good knowledge of Excel being particularly desirable).
From time to time, the successful applicant may, and dependent on experience, be expected to attend meetings, possibly alongside others, throughout mainland UK (and potentially Ireland).
Working arrangements
